What a Beveridge timber pest inspection covers

AS 4349.3 in plain terms: what is looked at and what is not.

Beveridge 3753 · 30 June 2026

In short: A timber pest inspection is visual and non-invasive. Knowing its limits helps you read the report correctly.

The standard

AS 4349.3 covers subterranean termites, borers and timber decay fungi, inspected visually in accessible areas.

Where we look

Inside, the roof void where accessible, the exterior, the site to the boundary and any outbuildings.

Tools

Moisture meter and, where helpful, a thermal camera, plus tapping skirtings and trims.

What it cannot do

See inside walls, under floor coverings or behind stored goods. That is why no inspector can guarantee a house is pest free.

Conducive conditions

Items like unsealed isolation joints and damp outlets are recorded because they raise the risk.
